Unilateral termination of a lease agreement by the lessor

Hi DMS Attorney in Vietnam! Could you advise me what are the valid reasons for terminating a lease agreement and evicting a tenant ?  What circumstances can a lessor unilaterally terminate a rental agreement ?

Unilateral termination of a lease agreement by the lessor:

A lessor may unilaterally terminate a house, a building lease agreement if the lessee commits any of the following acts:

Fail to pay the rent after 3 months or more from the deadline as specialized in the agreement without approval of the lessor;

Improperly use the house, the building with regard to the lease purpose;

Intentionally cause serious damage to the leased building;

Repair, renovate, upgrade, exchange or sublet the house, the building without any agreement or the lessor’s agreement in writing.

Any party which unilaterally terminates the lease agreement must notify the other party for at least 01 month prior to the termination, unless otherwise agreed (Clauses 1, 3 Article 30 Law on Real Estate Trading No. 66/2014/QH13 dated 11/25/2014).
