Hi DMS Attorney in Vietnam! Could you advise me what are the valid reasons for a tenant to break a lease agreement before it expires ? What circumstances can a lessee unilaterally terminate a rental agreement ?

Unilateral termination of a lease agreement by the lessee:
The lessee may unilaterally terminate a house, a building rental agreement if the lessee commits any of the following acts:
Failure to repair the building when it threatens safety or causes damage for the lessee;
Unreasonable increase of rent;
The right to enjoyment of the building is restricted by the interests of a third person.
Any party which unilaterally terminates the lease agreement must notify the other party for at least 01 month prior to the termination, unless otherwise agreed (Clauses 2, 3 Article 30 Law on Real Estate Trading No. 66/2014/QH13 dated 11/25/2014).
