Rules for purchasing a house or building in Vietnam

Hi DMS Attorney in Vietnam! Could you advise me about rules for selling a house, an apartment in Vietnam ?

Rules for purchasing a house or building:

The purchase of a house or building must attach to the land use rights.

The purchase of an apartment building or a mix-used building must meet the following rules:

Define clearly common area, equipment and private area and equipment of owners;

The land use rights of owners purchasing apartments in apartment buildings or mixed-use buildings are the joint rights and must be agreed about stable and prolonged use duration, or agree about land lease duration regarding lease land.

The buyer of houses, buildings, apartments, areas in apartment buildings or mix-used buildings shall be issued a Certificate of land use right, ownership of house and other property on land.

The purchase of a house or building must be enclosed with documents on such house or building (Article 19 Law on Real Estate Trading No. 66/2014/QH13 dated 11/25/2014).
